We approach every room addition project that we are invited to participate in with a focus on making your home look like we weren’t there once we are done with any addition.
Our thorough design “font end” of room additions projects, helps to dramatically reduce the potential for any of our clients to have to endure costly and unforeseen change orders during their project. We feel that is not why a client contacts a professional to work with on a project and, our system offers a truly detailed service to our potential clients.

Our Design/Build Process
Our in depth design build process will offer to the client all applicable exterior renderings and elevations that will be affected by adding on to your home, as well creating virtual perspectives of the interior room(s) to easily define all aspects of the of the “proposed room addition space” as part of the design build process.
Although we do offer a complementary site visit to your home for our first meeting, we do charge a fee to complete the design and estimation portion of the project prior to even offing a client a proposal to begin construction. However, we will offer to all out potential clients a first impression idea of our opinion of the approximate cost of the project to enable you to budget for your project, based on past project costs, and current building costs in our market. We often will even share past project designs, spreadsheets, and contracts from past clients we have worked with to enable our potential clients to thoroughly understand every detail, of how we came up with the proposed preliminary budget that we offer them. The design fee is solely based on the complexity of the project, which can significantly vary from the uniqueness of your property.
The design process is an integral and important part of considering adding on to any property, and will enable us as a company to offer our potential clients with a firm cost basis for their project rather than just an estimation of their proposed project costs.
Anyone can make a project costs anything on paper, but at the end of the day the actual cost could be much different once the design process has been completed, unless all the preliminary project research has been completed, thoroughly!
Please understand, there is always the potential for unforeseen costs from latent inferior conditions when you are remodeling or adding onto your home, but if you invest a little time and money to properly plan your project on the front end, your investment could save you a lot more frustrations during the building process.
Our 10 Step design/build process for a Room Addition:
- Site examination and research with governing municipality to determine if the zoning setbacks of the property location will accommodate the additional structure footprint on the property, along with any zoning or building codes that are unique to your community that could affect your final construction costs.
- Exploration for underground or aerial utilities that could be potential expensive to relocate or modify to allow for construction to commence.
- A detailed assessment of the existing HVAC system of the property to determine if existing equipment will adequately heat and cool the added space.
- Assess the existing plumbing of the property to determine what changes or modifications will need to be made, if any.
Note: Even if there isn’t plumbing in your addition items like existing plumbing vents, required drains for HVAC equipment within the addition, locations of main house drains and water lines, along with gas line locations, can all be affected, and often need to be modified.
- Detailed assessment of the existing electric service to the property along with a detailed investigation looking into whether or not the electric service to the property will need to be upgraded to complete the scope of work.
- Produce a Proposed set of project drawings that will include a proposed floor plan, proposed exterior elevations, and proposed changes to the existing structure to access the added space, along with virtual perspectives of the interior rooms of the addition to allow the client the piece of mind to know what it will look like when the project is completed.
- We also assess the existing properties structural components, roof system, and storm water management system(s), to determine what modifications are needed, and how the adjacent interior spaces will be impacted by the addition, to further reduce the potential for hidden surprised that can often arise during the actual construction process.
- An assessment of the exterior impacts of the addition, including dirt removal, consideration for what kind of impact to the existing landscaping and paved areas of the property are also examined, so that enough monies are allocated to replace the landscape to “like prior to construction condition”.
- We then will spend a few hours of consultation time with each client having them preliminary select their building materials so that the material allowance(s) within the proposal are accurate to the actual desires of the customer.
- After all this research above is completed we will compile a written proposal, that can often be up to several pages long, for the scope of work that has been defined in the above line items and propose the project costs to you as our client to move forward with the project.
This detailed preliminary approach to every addition project not only shelters our clients from unforeseen expenses due to builder carelessness, but it also gives our client the piece of mind to know every detail of what to expect in their project once construction begins.
